Our goal is to provide you with an accurate picture of the property which you are buying or selling. In order to accommodate those needs, sometimes additional work is required beyond the Standard Scope of the home inspection. We offer a range of valuable additional services that can be easily added to your general home inspection. Whether you’re concerned about specific aspects of the property or want a more detailed assessment, our add ons have you covered. These services are designed to provide you with a deeper understanding of the property’s condition.

TERMITE INSPECTIONS

Our sister company Coast to Coast can provide you with an onsite report for any signs of wood destroying organisms such as Termites, wood decaying and other damaging organisms. Our sister company can also provide treatment upon request.

AIR QUALITY MOLD TESTING

Vital Home Inspections can conduct air quality testing and/or visible mold surface testing that will tell you what types of mold are present, if the mold is “current” or “former” growth, and if abnormal mold conditions exist that may pose health risks.

POOL WATER LOSS DETECTION

Repairing/replacing a pool or spa can be expensive. If the home you are buying or selling has one of these features, it is highly advised that your pool and spa be inspected. Pools and spas should be a source of comfort and enjoyment, so make sure you inspect it before buying or selling!

SEWER SCOPE INSPECTION

Homes built prior to 1980 may contain “cast iron piping”, which may be near/or at the end of its life expectancy. A sewer scope inspection uses a special, flexible borescope camera, where the line video is recorded by being fed through the drainpipe of your home, and into the sewer lines. This sewer video allows the inspector to look for any potential problems with the sewer lines, such as clogs, cracks, broken pipes, etc.  A visual home inspection cannot determine the condition of the underground main sewer line without this inspection.

WATER QUALITY TESTING

If you’re buying a home that uses a well as the primary source of water/plumbing, we HIGHLY encourage a water quality test. This will determine if there’s any bacteria, fertilizer (Nitrates & Nitrites), or lead present in the water. This may be a requirement for FHA and VA loans.

LEAD BASED PAINT ANALYSIS

Exposure to lead can be very harmful and even lead to lead poisoning. Lead based paint was very commonly used in older homes; if your home was built before 1978 it is very likely to have lead based paint. With our inspection services we can detect lead paint in your home!
