Understanding the Boundaries: What Home Inspectors are Not Allowed To Do!

General home inspections are Visual only. That means the inspector is not allowed to break open walls or dig into yards. Inspectors won’t dismantle or perform destructing testing. They’ll evaluate what’s accessible without causing damage. Because of this, general home inspectors do not inspect the following items:

Area of Home

  • Interior
  • Exterior
  • Roof
  • Expose Hidden Defects
  • Move Large items and Furniture
  • Issue Pass or Fail Grades
  • Code Compliance
  • Diagnose issues that require testing
  • Predict Future Problems
  • Pest Inspections

What's NOT Included

  • Central Vacuum systems, Fire & smoke alarms, Security, Intercoms, Cable/Phone Systems.
  • Detached Structures, Wells, Sprinkler systems & Pool/Spas.
  • Television Antennae, Satellite dishes
  • Pipes and electrical wire that are underground or behind walls.
  • Move furniture to access a part of the house. They may end up being liable for the damage. The seller should do this in advance.
  • A home inspection is not a test. There is no pass or fail grade given on a home.
  • Home Inspectors are not require to know any of them. Only a Government official can determine compliance.
  • Inspectors are not scientists, they cannot tell you the quality of air without further lab testing.
  • Home inspectors can’t predict how long a home or its system will last. The can only report on the current condition of the property.
  • Home inspectors may mention signs of pest infestations but they are not pest control experts. A pest inspection by a specialist is necessary for a comprehensive evaluation.
